4 AREAS TO REVIEW IN YOUR RENTAL AGREEMENT

Congratulations! You’re about to move your belongings into a storage unit, which means you have found the storage facility that fits your needs.

But the only way to know what you are really signing up for is by reading your rental agreement.

A rental agreement is a legally binding contract that states the tenant's (your) responsibilities and the landlord's (your storage facility’s) responsibility throughout the duration of your stay in your storage unit.

At Modern Storage®, we strive to be attentive and communicative with you when it comes time to review your rental agreement so you there is no confusion or misunderstanding.

However, if you fail to review a few key areas of this agreement, you could miss important details that can get you in trouble or even cost you money.

#1: FACILITY DETAILS

First, you need to make note of the name, physical address, and contact information for the property where you will be storing your stuff. You don’t want to send your rent check to the wrong Modern Storage® location!

Your rental agreement should also detail the storage facility’s access hours, options for rental renewal, and policies surrounding rent increases.

#2: RENTAL FEES

Beware! Some storage facilities (not us!) charge hidden fees that may not be included in your storage unit rental quote, but suddenly pop up in your rental agreement.At Modern Storage®, we inform our customers of all their storage unit costs upfront and our rental agreements always outline the following details:

  • What your rent costs and what you owe each month
  • When the monthly amount is due
  • Which payment methods we accept
  • How we charge late fees

Please make sure you understand how to pay your bill so you never miss a payment or incur late fees.

Our rental agreement states you will not be allowed access to your unit if you fail to pay your rent by the fifth day of each month. Your storage unit may also go up for auction after 45 days of nonpayment.

#3: STORAGE RULES

To comply with state and federal regulations, your rental agreement will also detail the strict rules your storage facility and its tenants must follow.

For example, you cannot store the following items in your unit:
  • People
  • Pets
  • Perishable items
  • Flammable items
  • Odorous or leaking items
  • Illegal materials

By signing your rental agreement with us, you acknowledge you have reviewed these rules and agree to follow them.

All personal property stored in your storage unit is done so at your own risk. We are liable for the facility in which you store your items, not the items themselves.

We provide a state-of-the-art, modern self-storage facility with some of the best security features available today, but the unexpected and unpreventable can happen.

For this reason, we offer tenant insurance and would be happy to help you pick a policy on your move-in day!

#4: LEASE TERMINATION

We know you won’t be storing with us forever. So, before your sign your rental agreement, you need to review and understand the lease termination policy.

Our rental agreements are completely month-to-month, which means you will never be stuck in a long lease. Your lease just automatically renews each month until a move out notice is given!

When you are ready to move out, we require a 10-day notice in writing and ask that you leave the unit clean, empty, and unlocked.

The most important part to remember from this area of our rental agreement is that by having belongings in your unit on the first day of the month, you owe rent for that month. If you plan to move out, you must do so before your agreement automatically renews.
